FEATURES COMMON TO ALL HOMEOWNERS
FORMS
WHAT IS COVERED
Coverage A – Dwellings - Under this item, the policy covers the dwelling
described in the policy and any other structures attached to the dwelling,
the fixtures, equipment used in the maintenance of the dwelling, outdoor
equipment on the premises, or while temporarily removed from the
premises, and all materials and supplies in use for construction, repair or
alteration of the dwelling.
Landlord's Furnishings - This property is covered up to $2,500 for the
perils covered under the HO 2, HO 3 or HO 5. The peril of theft is
specifically excluded.
Trees, Shrubs, Plants or Lawns - This class of property is covered
against the perils of fire, lightning, explosion, riot, civil commotion,
vandalism and malicious mischief, theft, aircraft or vehicles not owned or
occupied by an occupant of the premises. A limit of 5% of the amount of
insurance on the dwelling applies to losses to this type of property, with
no more than $500 on anyone tree, plant or shrub. There is no coverage
on such property which is grown for business.
The limit per tree, plant or shrub under the HO 8 is $250.
Tree Removal - There is a maximum limit of $500 for removal of a tree
which falls due to windstorm, hail, weight of sleet, snow or ice, or for
the removal of a neighbor's tree which falls from one of the perils listed
above and damages the insured's property or which blocks access to or
from the insured premises.
Glass Coverage - The policy covers for the breakage of glass or safety
glazing material and for damage by such material which is part of a
covered building, storm door or window. Coverage ceases after the
building has been vacant for more than 60 consecutive days.
Coverage B - Other Related Structures - The insured may apply up to
10% of the amount of insurance pertaining to the dwelling to cover
related structures on the premises when they are separated by a clear
space. If a fence or utility line connects the structures, it is still
considered as separate. If the insured requires more than this basic 100,,
6of insurance on other structures, this limit may be increased, for an
additional premium.
If the structures are attached, the additional structure is considered part
of the main dwelling (Coverage A).
Coverage on seasonal secondary residences must be written under a
separate policy.
NOTE: The Homeowners Forms HO 4 and HO 6 do not provide any
coverage on real property, so there is no extension to "other structures."
Commercial structures or those rented to other than tenants of the main
dwelling are not eligible for coverage. An exception is made for rented
private garages which are covered regardless of whom they are rented
to.
Coverage C - Unscheduled Personal Property - All personal property
which is usual to the occupancy of the described dwelling is covered for
the named insured and all members of his or her household. This
coverage is available at the described residence and anywhere in the
world, subject to certain limitations. Coverage is 50%of the dwelling limit
(Coverage A).
At the insured's option, coverage may be applied to include guests' or
servants' property at any residence of the insured while in the portion
occupied exclusively by the insured.
If such property is usually located at a secondary residence (as opposed
to being there temporarily), a limit of 10% of the amount of insurance or
$1,000, whichever is higher, applies.
Personal property at a new principal residence or which has been
moved to protect the property from being harmed by a covered cause of
loss, is covered automatically for up to 30 days without the 10% limitation.
The policy covers theft of students' property when away from home.
The coverage applies only if the student has been at the residence at
some time within 60 days prior to the date of the loss.
Electronic Apparatus, Accessories, Media - A special limit of $1,500
applies to such property when in a motor vehicle, whether used for
business or personal use. Coverage on this class of property is also
afforded when being used solely for business purposes away from the
insured premises but not while in a motor vehicle.
However, losses to electronic apparatus operated solely by the electrical
system of the automobile are specifically excluded. (This excluded
property can be written under an automobile policy.)
Retail Computer Software - This property is no longer excluded under the
policy.
Business Property - The policy covers business property at the
described premises with a maximum limit of $2,500; such property away
from the premises is covered for up to $500. This extension does not
increase the amount of insurance under Coverage C.
Coverage D - Loss of Use - The policy covers the additional living
expense needed to maintain the household's normal standard of living, if
the property is damaged by an insured peril. Coverage is limited to the
shortest time needed to repair, replace the property or to permanently
relocate the household. In addition, if an insured peril causes damage to
neighboring premises which results in access to the insured's premises
being denied by order of the civil authority, the policy covers such loss
for up to two weeks. Neither time period is limited by the expiration of the
policy.
NOTE: The language of this clause is more restrictive than that which
appears in the Business Income policy covering commercial risks
(discussed in under BUSINESS INCOME COVERAGE FORM - WHAT IS
COVERED - Civil Authority).
If the insured premises is the insured's principal residence, the insured
has the option of receiving the fair rental value of the premises less any
expenses that do not continue while the premises is unfit to live in.
Similar coverage is afforded for the fair rental value of the premises
when rented to others, or held for rent.
The maximum loss payable under the Loss of Use feature of the policy is
limited to 20% (10% form HO 8) of the amount of insurance on the
dwelling (Coverage A).
Debris Removal - The policy covers the expense of removing debris
caused by an insured peril. This expense is included in the limit of liability
of the policy. However, if the amount of the loss and the cost of removal
of debris exceeds the policy limit, an additional 5% of the policy limit is
available for the debris removal expense.
Covered debris removal expense includes ash, dust or particles from a
volcanic eruption that has caused direct damage to the building or
contents. Additionally, the policy will pay for the cost of removal of fallen
trees from the property, provided the tree was damaged by a covered
peril and the fall of the tree damaged covered property or has blocked
access to or from the covered premises. The policy will not pay more
than $1,000 in the aggregate in anyone loss of this kind.
Fire Department Service Charges - The policy covers, for an amount not
exceeding $500, charges levied by a fire department when the insured
assumes such charges by contract or agreement and the fire department
is summoned because of a fire in or threatening the insured property.
The coverage under this clause applies only if the property is not located
within the city, municipality or fire protection district furnishing such fire
protection response.
Loss Assessments - Loss assessments levied against the insured as
owner or tenant by an association of property owners are covered up to
$1,000 when such assessment arises out of a loss covered under
Coverage A of the policy, excluding, however, earthquake or earth
tremors from volcanic eruption.
It is provided specifically that the policy will not pay more than $1,000 for
any single loss, regardless of the number of assessments levied.
Liberalization Clause - If, during the policy term or within 60 days prior to
the policy inception, the company broadens the terms of the policy
without an additional premium charge for the revision, the broadened
coverage will be extended automatically to the existing policy. It is
expressly stipulated that such broadened coverage will not apply if the
changes have been introduced through new form editions.
Credit Card, Electronic Fund Transfer Card, Forgery - The policy covers
up to $500, without deductible, on the following types of loss:
 | | legal obligations arising from the theft or unauthorized use of an |
| | insured's credit card or electronic fund transfer card (24-hour bank electronic teller card),
|
 | | forgery or alteration of any check,
|
 | | acceptance of counterfeit United States or Canadian currency. |
| | The insured must comply with all of the conditions of the credit card or electronic fund transfer card. There is no coverage for unauthorized use by members of the insured's household or by persons to whom the card was entrusted by the insured. Business transactions are not covered.
|
Defense coverage is provided over and above the $500 limit. These
expenses are paid at the option of the insurance company. Once the
company has paid its part of any loss under this coverage, its defense
obligation ceases.
Money - Loss of money is covered up to $200, but may be increased by
endorsement. Included in this class of property are scrip (a money
substitute commonly used for fund-raising activities) and stored value
